Delinquent Taxes Hardship Information

According to Michigan law (MCL 211), tax bills from 2023 must be paid by March 31, 2026, or the property may be foreclosed and sold at a public auction.

The Van Buren County Treasurer is committed to helping taxpayers stay in their homes and manage delinquent tax bills. Our program supports those facing financial hardship.

How to Apply

Complete the Financial Hardship Application and submit it to the Van Buren County Treasurer’s office by March 31, 2026. Include your plan to pay all delinquent taxes by March 31, 2027, covering 2024 and earlier taxes.

Applicant Requirements

  • Submit the Financial Hardship Application.
  • Own the property or be an authorized representative of the owner.
  • Agree to a payment plan, which may include:
    • Assistance from agencies like MDHHS or Step Forward
    • Pending property sale or refinancing
    • Installment payment plan
  • Disclose and provide proof of hardship, such as:
    • Unemployment or underemployment
    • Illness or medical expenses
    • One-time critical expense
  • Comply with any previous hardship extensions.
  • Ensure the property meets local codes; it must not be dangerous or condemned.
  • Provide additional information if requested, such as:
    • Photo ID
    • Valid mortgage, deed, or land contract
    • Income or asset verification
    • Federal income tax returns
    • Proof of needs-based assistance

If Approved

The Treasurer will document the payment plan on the Hardship form and sign it. Foreclosure will be withheld for one year, but interest and fees will continue to accrue.

If Denied

Taxes from 2023 and earlier must be paid by March 31, 2026, or the property ownership will transfer to the County Treasurer. Foreclosure is final.
